This what your home should not look like when you put it up for sale.

This is what you should not do when you are trying to sell your home.

My favorite  color is purple, but I would have a very hard time living in this house.

What should you do to have it appeal to more people.

Change the colors so that more people will like them. Wall color and carpet to a more neutral one. More people can see themselves in the home that way without a lot of work being done.  In this house all that they are seeing is dollar signs  on how much it will be to do all the painting and the flooring. If they give an offer it will be a lot lower than the asking price so that they can make the changes.

It is better to do the work before you put it on the market. It will sell faster  and with a higher sales price if you do the work first. Most people can not see past the things that are this bold to be able to see themselves in the home. You have to help them to see themselves in that home so that they will want to live in that place.  So you have to take your personality out of the home and make it a place that a lot of people will just love. That is the best way to sell a home.

Getting your home ready to sell……

Sorry for being away for so long.  We were in the middle of a really big project that had to be done.  Now that it is done we can do what we need to do here.

 

Since this is what we were doing for the past 2 months. We thought that this was a good subject to do for the blog. We were helping to get a home ready to sell.  So what does that mean. Look at your home as a buyer would. These are some of the things that you you should look at when you are doing your walk through- take note of the the things that you see that need to be done. Starting from the outside and then go inside:

* Take a good hard look at the curb appeal of your home. What needs to be changed. It does not cost any money to weed, trim back and make things look nice  on the outside. If the plants are not letting the light into the home because they are over grown, trim them. Look at the side walks and drive ways are they in good shape or do they need repairs?

* What does the outside of the house look like. Is it well maintained  or is paint pealing off, the door bell is not working, the door needs to be replaced…… you get the point.

 

These are the things that people are going to see first. Are they going to invite people to come in and see what the house looks like or are they going to want to drive on by without a second thought.

 

Now to the inside. Do you have projects that are half done. Repairs that need to be done. Is the house clean. These are the kinds of things that need to be addressed before you sell. When you take care of these things make sure that they are done neatly and finished. Those really picky buyers will not even give it a second thought if they are not done very well when you do take care of these things.

Remember that people are trying to see how they would put things that they won into your home. So you need to do everything that you can do to help them see themselves in your home.  So things that you should do to start with is:

* Take down your family photos.

* If you have collections of things that could be broken or stolen, pack them up.

* Take out some of the furniture and stuff so that rooms look as big as they can be.

* Clean, Clean, Clean…. people will look in you ovens, fridge, cabinets, linen closets, closets. Make them as neat as can be.

If you do not do the repairs or you do a sloppy job at it the buyer will start seeing dollar signs adding up for them or a lot of work for them to fix things. If they give an offer at all, it will be a low ball offer because of these things. If you want to get the most out of your home do it right the first time or you will be losing money on your home when selling it.

If you do not do the repairs than it will be looked at as a fixer upper. If you do a sloppy job or do not finish the job right, you will loose a lot of buyers because they do not want to do the work when you only did half of the job.

 

Good luck on selling your home if that is what is in the future for you. Do these things before you put it on the market, you will be a lot better off and have a lot more money in your hands  when you do sell.

When selling your home do not forget the curb appeal.

When you are selling your home you want people to want to come in and take a look at the inside of the home. But if the outside of the home has not been taken care of very well then you will have people slow down take a look at the outside and keep on going because they do not like the outside of the house.

How can you keep the buyers from driving on by your place?

Go out, from across the street and take a really good look at your home.

* is the yard well keep up, no weeds in the flower bed, lawn is mowed and edged, shrubs and trees are trimmed so that you can see the house.
* no peeling paint on the house.
* things that need to be repaired are repaired.
* make sure that the door bell works, the door does not squeak when it is opened, the hard ware works as it should.
* clean the outside of the house with a pressure washer so that the outside is clean.
* are the side walks and drive way in good repair?
* add color to the yard with flowers.

Are you looking at your home as a buyer would look at your home. If so what impression do you get from your home when you look at the outside of the home?

If you see things that need to be changed, change them, fix them, make it look the best that you can.

Improving your home’s curb appeal

Here are four things that need to be done on the outside of your home before you put it on the market.

* Make sure that all the repairs are done outside.
* Clean the outside of the house, windows and doors.
* Do the yard work, no weeds in the lawn or flower beds.
* Add colorful flowers and mulch to your yard to draw attention to the yard and house.

If you choose to paint the house. Paint it colors that a lot of people will like. You want as many people as possible to fall in love with your home so that you can sell it quickly and for your asking price or higher.

We hope that you getting a quick sale of your home for the price that you are asking for it or more. Improving your curb appeal is one thing that will help with this task.

Tips for getting your home ready to sell.

These are things that you need to do before you put your home on the market to sell it.
Here is a list of some of the things that need to be done before you put the house up for sale.

The inside of the house list:
* If the paint color in your home is bright (like red) it is a good idea to paint it in more neutral colors before you try to sell.
* If you have things that need to be fixed, make sure that it is fixed if you want to get top dollar from your home. The buyer will come in and see things that need to be repaired and will offer you a lot less than your asking price if you do not get the things repaired.
* Paint if you have colors like red, not every one like red and it is harder to cover ( use primer on the wall first and them the color that you want to change it to.)
Use a more neutral color when repainting, you want the most amount of people to like your home as possible when you are selling it.
* Do your spring cleaning now and pack up things that you are not using right now. Like your seasonal clothes to make your closets look as big as possible.( This step helps you when you do move because some of your things are already packed up and ready to move.
You can use the storage containers, they bring them to you, you pack it. They will store it and deliver it to your new place and you unpack it.

* Remove your personal photos from the walls and put up some other art in its place. You want people to be able to see themselves in your home, they have a harder time doing that if your personal things are every were.
* If you can remove some of the furniture so that gives the look of bigger rooms ( not empty rooms, but less furniture.)
* If you have collectable items that are great in value you may want to pack them away as well. Less chance of being stolen or broken when the house is being shone for selling it.

For outside the house you want it to look its best as well. Curb appeal is very important, if people drive up look at the outside- do not like what they see and drive away that does not help you sell the house.
Here are some things that you can do to make it look its best.

* Have the grass green and mowed.
* Have the flower beds free of weeds with mulch down to keep the weeds out.
* Flowers to give some color in the front of your home.
* Make sure that the front door is in good repair.
* Make sure that the door bell work and the door does not squeak. People will see that as the house has not been well cared for and they will be looking for other problem that they will have to do to fix the place. They have time to look around the front porch as the real estate agent is unlocking the door. This area is very important for a first impression on the buyer.
* Trim back trees and bushes so that people can see the house.
